ADUs + conversions / foundation guide 002
Finished basement, ADU, or garage conversion: different paths.
Several project types can create more usable space, but they do not solve the same problem. Start with how the space should function, how independent it should be, and what the property can support.
01 / START WITH USE
More space and a separate dwelling are not interchangeable goals.
A family room, bedroom, home office, accessible suite, rental unit, and independent space for relatives can require different levels of privacy, access, cooking, bathing, utilities, and connection to the main home. The goal should lead the label.
02 / PLANNING SHORTHAND
Compare the paths without treating the labels as legal definitions.
| Path | Core idea | Early question |
|---|---|---|
| Remodel | Reconfigure space within the current home. | Can the goal fit within the existing footprint and connected systems? |
| Conversion | Adapt an existing basement, garage, attic, or other area. | What separates the current condition from the intended living use? |
| Addition | Expand the primary home. | How do the property, structure, systems, access, and old-to-new tie-ins affect the path? |
| ADU | Create an accessory dwelling associated with the property. | What level of independent living is intended, and how does the jurisdiction define the project? |
| DADU | Explore an accessory dwelling in a detached structure. | Can the property support the structure, access, utilities, and applicable local requirements? |
03 / TEST BEFORE CHOOSING
A concept is not a feasibility finding.
- Describe the intended occupants, daily use, privacy, and connection to the main home.
- Study the available space, structure, access, utilities, moisture, light, comfort, and site conditions that may matter.
- Identify the jurisdiction, documents, design, engineering, survey, or specialist input the path may require.
- Compare plausible options at the same level of definition before selecting one.
04 / A BETTER FIRST BRIEF
Bring the question before you bring the answer.
Useful starting information includes:
- The property city and ZIP
- The intended use and level of independence
- Which existing spaces you are considering
- Known access, utility, moisture, or site questions
- Available property records, drawings, or photographs
- The decision you need to make next
