Planning + feasibility

A better project starts before the price becomes a promise.

Complex residential work rarely needs a faster guess. It needs a clearer question. Planning & Feasibility is a defined front-end engagement used to understand the home, test the idea, surface major constraints, and establish the next sensible step.

01 / BEFORE DRAWINGS BECOME EXPENSIVE

Find the questions early enough to use the answers.

An addition, ADU, conversion, or major layout change can be shaped by site conditions, existing structure, access, utilities, permitting constraints, budget, and household priorities. Early planning does not remove every unknown. It makes the next decision better informed.

02 / WHEN THIS STEP MAKES SENSE

Use planning where the unknowns can change the project.

  1. 01

You are adding living area or considering a separate dwelling.

  2. 02

You are converting a garage or basement.

  3. 03

The work changes the layout, structure, or major systems.

  4. 04

You are comparing more than one possible direction.

  5. 05

Existing conditions are not yet understood.

  6. 06

You are unsure whether the goals, scope, and budget align.

03 / WHAT IT CAN INCLUDE

A defined engagement, shaped to the questions at hand.

The exact scope is agreed before work begins. Depending on the project, the engagement can include the following.

  1. 01

    Goals, priorities, and known constraints

  2. 02

Home and site observation with existing-condition documentation

  3. 03

Measurements appropriate to the agreed planning scope

  4. 04

    Early options or concept direction

  5. 05

Feasibility questions that may require specialist input

  6. 06

A preliminary scope and budget framework

  7. 07

A recommendation for the next sensible step

04 / FROM QUESTION TO BUILDABLE PATH

The purpose is a better decision, not false certainty.

A useful planning outcome may be to proceed, revise, investigate further, or pause. Each is better than forcing an undefined idea into a premature construction number.

  1. 01

    Conversation

Understand the property, problem, goals, and project stage.

  2. 02

    Defined engagement

Agree on the questions, boundaries, and planning deliverables.

  3. 03

    Document + test

Record existing conditions and surface the constraints that shape the work.

  4. 04

    Recommend

Proceed, revise, investigate further, or pause, with a reason.

  5. 05

    Advance

Move into design, engineering, pricing, or construction when the project is ready.

05 / WHAT IT IS

A separately scoped front-end service.

Planning & Feasibility gives meaningful unknowns a place to be examined before a construction commitment is made. It connects the homeowner’s goal to a more credible next step.

WHAT IT IS NOT

A guarantee dressed up as an estimate.

It is not permit approval, a final architectural or engineering package, a guaranteed construction price, or a construction contract. Later services and outside professionals may be required.

06 / YOUR NEXT STEP

Bring us the problem, not a polished scope.

Tell us what the home is doing now, what you need it to do, and what constraints are already known.
